Seattle, WA — January 13, 2026 — The Seattle Chinatown International District Preservation and Development Authority (SCIDpda) has closed on the acquisition of the Eclipse Hotel, a historic mixed-use property located at 670 S. Weller Street, Seattle, WA 98104, on December 31, 2025. The acquisition marks a critical step in SCIDpda’s vision to rehabilitate the property into affordable housing for seniors with space with ground floor commercial uses.

SCIDpda has been engaged with the property since late 2024, managing the building and laying the groundwork for long-term rehabilitation and stabilization. The acquisition was made possible by a generous $2 million grant from Amazon’s housing fund.

Built in 1908, the Eclipse Hotel currently includes approximately 7,200 square feet of ground-floor commercial space and 80 single-room occupancy units on the upper floors that have remained vacant since the 1970s. The acquisition signals advancement toward returning this long-unused residential space to active community use as affordable housing.

The property was acquired from the Dong Family, who have owned the building since 1943.

Vision for the Eclipse Hotel

SCIDpda’s vision for the Eclipse Hotel is to rehabilitate the building into an affordable residential development focused on seniors, with community-serving commercial uses on the ground floor—returning long-vacant residential space to use while maintaining an active commercial presence at street level.

The rehabilitation of the Eclipse Hotel, a contributing building within the National Register of Historic Places boundary for the CID, reflects one of the core reasons SCIDpda was created: to preserve the history and social character of the neighborhood by stewarding and reinvesting in its buildings. Like other historic properties rehabilitated by SCIDpda—such as the Bush Hotel and the New Central Hotel—this work will require navigating constraints tied to the building’s historic character while bringing it up to modern standards.

The organization intends to restrict affordability levels to between 30% and 60% of Area Median Income (AMI), ensuring the project serves low-income households and remains aligned with community needs.

SCIDpda is also positioning the project as a pilot rehabilitation of a historic unreinforced masonry (URM) building, informing future preservation and housing efforts across the CID while improving long-term safety and sustainability.

Funding and Next Steps

SCIDpda intends to submit funding applications later this year to support construction of the project, including responding to upcoming Notices of Funding Availability (NOFAs), as part of the process to advance the project and engage public and private funders.
